The Building Innovation Fund is designed to help cut greenhouse gas emissions from South Australia's commercial buildings by offering grants to owners of office buildings for initiatives that demonstrate new and leading edge approaches to retrofitting existing buildings and significantly reduce building energy use and greenhouse gas emissions.

The Fund will provide up to $2 million over 4 years commencing in 2008-09, and has been designed to complement the Commonwealth Government’s $90 million Green Building Fund (GBF).

The program provides an incentive to building owners to implement projects that demonstrate leading edge approaches to retrofitting or tuning-up commercial office buildings. Grants of over $100,000 will be provided to approved projects.

Projects receiving funding from the Commonwealths’ Green Building Funds will be “topped-up” providing it doesn’t compromise the GBF requirement for applicants to match the Commonwealth’s contribution dollar-for-dollar. Projects not receiving funding through the Green Building Fund will be eligible for up to two-thirds (66.6%) of the eligible project costs.


Examples of acceptable initiatives could include the following:

  • The application of low carbon emission energy generation systems and renewable energy systems such as Co-Generation, Air Engines, Solar Thermal Systems, Aqua-Thermal systems, and Photovoltaic (PV) roofs
  • The application of high efficiency facade systems such as veils, second skins, ETFE or other lightweight secondary surfaces, and green roofs
  • The use of passive thermal design to reduce building loads and energy use, incorporating features such as increased building thermal mass, night cooling systems, sprayed roof systems, and green walls
  • Projects with a visual component and are therefore iconic. This would encourage the use of passive technologies such as facade treatments, natural ventilation features such as opening facades and thermal chimneys, green walls and roofs
  • Projects which demonstrate their credentials to the general public. This could be in the form of visible elements (plant rooms with transparent walls for example) or active displays of energy and carbon savings at the building entrance
  • Projects which simultaneously reduce greenhouse gas emissions and increase occupant comfort and indoor environment quality (the replacement of fan assisted VAV systems with chilled beams delivering 100% outside air for example).
